The Practice can act for either Landlords or Tenants (but obviously not both in respect of the same case!) to assist with the fixing of rent and terms for a new lease or lease renewal, or for review of the rent under the terms of an existing lease.
The practice's involvement is usually self-financing from the client's viewpoint, since the saving in rent is generally many times greater than the fees involved.
For example, in one case (acting for the Tenant), the Landlord wishes to increase the rent on review by 50%, roughly £16,000 per annum. Following Brian Cass's involvement, the new rent was determined at an increase of approximately £2,000 pa. Hence the client was saved around £14,000 pa for 4 years, totalling a £56,000 benefit. The practice's fees paled into insignificance in comparison.
