House Valuations, RICS HOMEBUYER Service.

If you're buying or selling a house you might be one of the growing number of people who think it advisable to commission an independent valuation or survey of the property. In fact, you might think it silly not to do so.

The RICS Homebuyer Service comprises an inspection of the property by a qualified Chartered Surveyor, a written report detailing the Surveyor's findings, a valuation, and an estimate of the current cost of rebuilding the property in its present form, for insurance purposes. The surveyor's objective in carrying out the Homebuyer Service is to give clients professional advice to assist them to make a reasonable and informed judgement on whether or not to proceed with the purchase. And to assess whether or not the property is a reasonable purchase at the agreed price. And to be clear what decisions and actions should be taken before entering into an irrevocable commitment to purchase.

O.K., but where can you go for really independent advice?

In the East Midlands area, Brian Cass will be happy to quote for these services. All Homebuyer cases are dealt with in accordance with the RICS's Standard Terms of Engagement for the Service (a copy of which is supplied to the client at the outset). Obviously, the amount of the fee depends on the type and extent of the property, and the relative complexity of the case, but, as a rough guide, Homebuyer fees are likely to be from £250.
